Calculated Cash Flips · Monthly membership · Metro Atlanta
Run the numbers before you risk a dollar.
A live monthly membership for beginners who want to flip houses carefully. A weekly group call, a new module every two weeks, and the calculators to run real deals, taught by a builder-broker with 30+ years in Atlanta real estate.
An honest fit check
Who this is for, and who it isn’t
Flipping can work. It can also eat your savings in about four months. We’d rather you find out which way you lean here, not halfway through a gut renovation.
This is for you if…
- You’re a beginner (or one flip in) and want a sound process before you buy.
- You’re in Metro Atlanta, or plan to invest here.
- You like spreadsheets more than slogans, or are willing to learn to.
- You can commit about 2–3 hours a week, including practice on real listings.
- You’d rather walk away from ten deals than overpay for one.
This is not for you if…
- You’re looking for fast or easy money. Flipping is neither.
- You want someone to hand you deals, leads, buyers or financing. We don’t.
- You’d be investing money you can’t afford to lose.
- You want a done-for-you system or a business-in-a-box.
- You already run several flips a year. You’ll be bored, and that’s a compliment.
Why learn from a builder-broker
Most flips aren’t lost at the closing table. They’re lost in the rehab.
I’m Wesley Harper. I’ve spent 30+ years in Atlanta real estate, with a background in custom construction, renovation and investment properties, and more than 1,800 career closings as a broker.
That combination matters for flipping. A broker’s eye tells you what a house will realistically sell for and what buyers in that neighborhood actually pay up for. A builder’s eye tells you what the work will cost, where the budget is likely to break, and which “small” items (foundation, roof, electrical, permits) quietly turn into big ones.
Cost control isn’t glamorous. It’s also the difference between a profit and a very expensive hobby.

A taste of Module 2
The 70% rule is a screen, not an answer.
Most beginner courses stop at the formula. That’s where the trouble starts. Holding costs, financing points, a thin contingency and a soft resale market can turn a “good” number into a loss.
In the membership you’ll learn to build the full cost stack, one line at a time, and to defend every number before you make an offer.
The core curriculum
Calculated Cash Flips: eight modules, one every two weeks
The core of the membership. A new module opens every two weeks, so the full curriculum rolls out over about 16 weeks, in the order you’ll need it. Each one pairs short lessons with live reviews of real deals members bring to the weekly call.
Module 1: Should you flip at all?
An honest self-check on money, risk tolerance and time. What you can afford to lose, and what happens to your life when a project runs long.
Module 2: Deal math
ARV, pulling and adjusting comps, the 70% rule and why it’s only a screen, and calculating a maximum offer price you can defend.
Module 3: Finding deals without overpaying
Where beginner-sized opportunities come from, how to read a listing for red flags, and how to make offers that protect you.
Module 4: Financing & holding costs
Hard money, private money and cash compared. Points, interest, insurance, taxes, utilities: what carrying costs do to a thin margin every month.
Module 5: Scoping the rehab
How to walk a house, write a scope of work, build a line-item budget, and set a contingency you won’t regret.
Module 6: Contractors, permits & draws
Vetting contractors, what belongs in the contract, inspections, and payment schedules that keep you in control of the job.
Module 7: Running the project
Sequencing trades, site visits, change orders and the weekly habits that keep a 90-day project from becoming a 9-month one.
Module 8: Selling, the exit & walking away
Pricing and preparing to sell, planning a backup exit, and the decision rules for passing on a deal or cutting losses.

Questions
Straight answers
Will I make money?
No one can promise that, and you should be wary of anyone who does. Many flips lose money, often because of overpaying, underestimating the rehab, or carrying the property longer than planned.
What the membership does is teach you to analyze deals, budget a rehab realistically and recognize bad deals before you buy them. Sometimes the most valuable outcome is the deal you decide not to do.
Do I need a real estate license?
No. You don’t need a license to join or to buy and sell property you own. Licensing rules can apply in some situations (for example, if you start marketing or selling property you don’t own, or acting for other people), so check with the Georgia Real Estate Commission or an attorney about your specific plans.
Will I get deals, leads or buyers?
No. The membership does not provide deals, leads, financing or buyers, and nobody in it will be steered toward a particular property, lender or contractor. You’ll learn how to find and evaluate deals yourself.
How does payment work?
Membership is $349 a month, billed monthly to your card. It renews automatically each month until you cancel. No contract and no long-term commitment, and you don’t pay anything to apply.
Founding members: join in the founding period and your $349 rate stays the same as long as your membership stays active.
How do I cancel? Is there a refund?
Cancel anytime from your account or by emailing info@investormaestroacademy.com; cancellation stops future billing. You keep access until the end of the month you’ve already paid for.
New members: if the first month isn’t for you, email us within 14 days of joining for a full refund of that first payment. No reason needed.
